The world-wide recognition of the need for energy conservation, along with substantial increases in energy costs, inflation, rising water costs, shortages of water and other financial pressures combined, have created a "green building" movement for office buildings and other commercial real estate. The impact of building design, construction, and daily operations on our resources is significant. The phrase "tree hugger" is passé. Whether through conscious choice or not, we are all environmentalists. We all have a responsibility, but as building owners and managers our responsibilities are greater than most.
