LEED EB (Existing Building) Services

Service description

  • Provide initial sustainability analysis and feasibility studies to determine status of required prerequisites and determine credits already achieved. Prepare a written report with recommendations on steps required to obtain certification.
  • Provide cost estimates for energy modeling for the following energy-related systems:
    1. HVAC&R systems (mechanical and passive) and associated controls
    2. Lighting and daylighting controls
    3. Domestic hot water systems
    4. Renewable energy systems (wind, solar, geothermal, etc.)
  • Provide cost estimates for managing and completing the six fundamental requirements for third-party commissioning, which is a prerequisite under all the LEED programs.
  • Register project with the EPA's Energy Star Program and complete energy analysis.
  • Generate detailed charette documenting prerequisites, existing credits and anticipated credits. Review with designated LEED Team for implementation.
  • Register the building with the USGBC in the LEED-Online format. Conduct a training class on how to access and use LEED-Online. Provide LEED-Online project setup and ongoing site management including assigning roles and responsibilities to LEED Team members, including issuing access to LEED Templates.
  • Provide LEED Team direction, sample documents and templates, and resources.
  • Provide extensive LEED management for the owner, property manager and building engineer.
  • Provide checklist of all documents required for ongoing LEED certification.
  • Advise and write green programs required by LEED EB: O&M (Low-impact Green Cleaning, Indoor Air Quality (IAQ), Interior Finish Out, Exterior & Hardscape, and so on).
  • Develop a policies and procedures model that incorporates sustainability goals, how performance will be measured and/or evaluated and procedures on implementing or adapting the model to the components, systems and materials to which the policy applies.
  • Advise and assist in writing long-term Capital Improvement programs to incorporate low-flow plumbing fixtures in accordance with the Energy Policy Act of 1992, heat island reduction programs, and renewable energy.
  • Provide LEED Team members with the most current Errata.
  • Keep LEED Team members apprised of the applicable CIR's (Credit Interpretation Rulings) relevant to the building.
  • Provide budgetary estimates for third-party commissioning, energy and daylight modeling.
  • Provide Green Education classes to tenants, leasing brokers and management staff.
  • Gather, document and provide technical review of all documents and templates required before submitting to LEED-Online.
  • Close out: Sustainable Partners is responsible for the final submittals to LEED-Online, which will include templates as provided in the LEED-Online program, the LEED checklist, overall narrative, and documentation for each prerequisite and all anticipated credits. All follow-up requirements will be addressed by Sustainable Partners with the appropriate parties involved, reviewed with the client, and resubmitted for the USGBC to review.
  • Sustainable Partners will work with the USGBC to receive the certification plaque and certificates in a timely manner.
